Warranty and Quitclaim Deeds |
Warranty and Quitclaim Deeds allow for the transfer of property through the the office of registry of deeds in the county the property resides. The owner(s) of the property may transfer real estate through one of these documents by stating the owner’s information, buyer’s information, description of the property (tax map/lot, deed book and page, address, and any other legal information to describe the premises), and with a notary acknowledgment to recognize the transfer.
Types of Deeds
General Warranty – The best type as it secures the title for the time the seller owned the property in addition to all whom owned it previously.
Special/Statutory Warranty – Only covers the title during the period the seller owned the property.
Quitclaim – Does not make any guarantees upon the transfer of title of the property.
