Alabama Warranty and Quitclaim Deeds |
The State of Alabama allows landowners to sell their property through general and statutory warranty deeds and quitclaim deeds. Pursuant to the Code of Alabama Chapter 10, there are three (3) types of deeds to transfer property as described;
General Warranty Deed – Title that grants a guarantee to the new owner and gives warranty to all aspects of the title including a guarantee from previous owners of the property.
Statutory Warranty Deed – Limited guarantee of title only to the seller of the property. All previous owners are not guaranteed.
Quit-Claim Deed – Does not guarantee any aspect of the title.
