Download the Alabama Association of Realtors residential lease agreement that binds together a landlord (the lessor) and the tenant (the lessee) to a term that is usually twelve (12) months. Both parties must be in accordance with the all State laws (Title 35A, Chapter 9A).

How to Write

There are 10 total sections in addition to the introduction to this agreement and the following must be entered to complete the document;

Introduction – County, Address of Property, and Date of Agreement

  • Section 1 – County of Property
  • Section 2 – Terms (Dates)
  • Section 3 – Rent Details and Late Fees
  • Section 4 – Occupants
  • Section 5 – Right to Sublease
  • Section 6 – Utilities and Services
  • Section 7 – Insurance
  • Section 8 – Condemnation
  • Section 9 – Security Deposit – In Alabama the deposit may not be more than 1 month. This does not include any other additional deposits such as for; pets, repairs/alterations, etc.
  • Section 10 – Pet Clause
  • Section 11 – Subordination
  • Section 12 – Additional Terms
  • Authorization Area – It is always important to have a witness or a notary public view all signatures.
